Commissioning / Recommissioning
Kimco controls provides complete DDC system commissioning service and documentation for all new DDC projects and "retro-commissioning" for existing installations to bring them back to intended design standards.
Total Building Commissioning is a process for achieving, validating and documenting that the performance of the total building and its systems meet the design needs and requirements of the owner.
Because all building systems are integrated, a deficiency in one component can result in sub-optimal operation and performance among other components. Remedying these deficiencies can result in a variety of benefits including:
- Improved occupant comfort
- Energy savings
- Improved air quality and indoor environmental conditions
- Improved system and equipment function
- Reduced building operation and maintenance costs
- Improved building productivity
Kimco will complete a brief building system survey to first understand what may be required during the re-commissioning process then systematically verify all DDC control point functions including:
- Verify all input values and sensor calibration
- Verify valve, damper and actuator hardware function
- Restore intended automatic system function and sequence of operation
- Review programming and revise if required to meet current occupancy needs
Most studies of the effectiveness of re-commissioning suggest that energy reduction ranges from 5% to 30% but a more conservative figure would be 10% to 12%. The key to the process is to put a plan in place to maintain the gains realized, not letting systems deteriorate over time.
Kimco would be pleased to review you building commissioning requirements and assist you with keeping your mechanical system investment running at optimal efficiency.
