Key City Theatre is a performing arts space used by both Mount Baker High School (which it is connected to) and the community. 

As part of a larger building renovation, Kimco Controls was enlisted to help upgrade the theatre’s aging HVAC system to be more modern and efficient using building automation controls.

The Challenge

Built as an extension to Mount Baker High School in 1990, the equipment had reached the end of its lifespan. The new HVAC equipment needed to be energy efficient and controlled with modern automation technology.

Additionally, the team would have to rezone the building’s duct system for improved occupant comfort.

Working on an aging building connected to an active high school presents its own set of challenges. The buildings share a heating system, and the work had to be completed during the school year when students were still using the adjoining building.

The Kimco Solution

1. All of the aging HVAC equipment in the facility was replaced to modernize it and update it, allowing for more energy-efficient equipment and better temperature control through the building, while the duct layout was altered for improved occupant comfort.
   
   
2. Modern Delta application controllers use sensor technology for remote monitoring and maintenance, allowing building managers or technicians to remotely see what’s happening on site.
   
   
3. Electronic Pressure Independent Valves (EPIV) help conserve energy by precisely opening and closing to use only the exact amount of energy required for heating and cooling.
   
   
4. Building automation technology is not only more energy efficient and reliable, but also allows for remote monitoring and troubleshooting. For a client managing multiple properties, like a school district, this feature can save huge amounts of time — and a few headaches!
   
   
5. Kimco was also able to work collaboratively with the various other contractors involved in other aspects of the project to ensure the best outcome for the client.
   

The project was completed without any interruption to the school’s water heating system or daily operations. All Kimco employees also require complete background checks, so they can safely be trusted to work in the vicinity of all age groups.
