How HVAC project manager Troy keeps a crew moving, a job on track, and a team in a good mood.

Before Troy even pulls up to the job site, the day's already started.

He starts by checking emails, including any RFIs or schedule changes that came in overnight. This helps him spot anything that could affect the plan before the team starts. When he arrives, he meets with the foreman to review the plan, confirm materials and manpower, and discuss anything that might cause delays.

"If everyone's clear from the start, things run way smoother."
— Troy, HVAC Project Manager, Kimco Controls

On his current project, the Kimco crew is handling commercial HVAC work from start to finish. They install ductwork, run piping, set up units, and connect systems. Since other trades are working in the building at the same time, coordinating with them is just as important as using the right tools.

What Does a Commercial HVAC Project Manager Do?

Most of Troy's day is keeping several things moving at once: the job itself, the crew's needs, quality at every stage, and the ongoing conversation with other trades on site.

Coordinating with other trades is often the most complicated part of Kimco projects. Sometimes ductwork runs into structural steel, or conduit ends up where a pipe should go. If one trade falls behind, it can delay everyone else. Troy’s approach is straightforward: address issues right away, check the problem in person, talk to the right people, and solve it before it turns into a bigger delay.

"I don't like letting things sit. Those are the ones that come back and slow you down later." — Troy

This is one reason Kimco’s integrated model is important for larger jobs. When HVAC, building automation, and electrical work are all managed by the same team, most coordination happens internally. There’s just one conversation and one accountable partner, instead of several trades trying to sort things out on the spot.

The Part of the Job That Doesn't Show Up on Drawings

We asked Troy what he focuses on most during the day, and his answer might surprise you.

"A big one for me is the people side, too. I like when the guys are in a good mood and not stressed out or stuck waiting on things.
When the team's happy, the work just goes better." — Troy

When a team understands the plan, they do better work with fewer mistakes and less need for rework. This also means fewer problems for the general contractor or property manager later on. Kimco promotes from within and invests in training, so it’s common for apprentices to build long careers here. That kind of experience creates a strong team spirit you can’t put into a contract.

What "Doing It Right" Means on a Kimco Job Site

Troy’s idea of quality is clear. A job meets the standard when it matches the drawings and specs, the installation is clean and logical so anyone can understand it, it passes inspection without issues, and the crew doesn’t have to return to fix anything. No call-backs and no surprises after the job is done.

The challenge isn’t knowing the standard, but maintaining it every day on every job, even when schedules are tight.

What a Successful Day Looks Like

At the end of the shift, Troy measures success the same way he did at the start: by checking the plan. Did the crew finish what they set out to do? Was everyone safe? Is everything ready for tomorrow?

And then there's a big thing that sets our team apart:

"If the crew leaves in a good mood, that's a big win for me, too. When people enjoy being there, everything just runs better … I just try to keep things organized, keep the job moving, and make sure the crew's taken care of. If everyone's clear on the plan and in a good mood, the rest usually falls into place." — Troy

Thank You, Kimco Crew!

A big thank you to Troy and the rest of the crew for letting us share what a day on site actually looks like. It's easy to see a finished building and not think much about what went into it. Days like this are a good reminder that behind every clean installation and passed inspection is a team that showed up organized, worked well together, and cared about getting it right. We're proud to tell that story.
